Both — they solve different problems. Hot water extraction pre-sprays the carpet, agitates, then flushes it with heated water under vacuum. It's the deep clean, the method most carpet warranties actually name, and it needs 4–6 hours to dry. Low-moisture encapsulation scrubs a polymer detergent into the fibre that crystallizes around soil for the next vacuum pass — dry in under an hour. We run encap as interim maintenance on busy carpet and extraction quarterly or semi-annually to flush out what encap leaves behind.
Extraction-cleaned carpet is walkable in 4–6 hours with air movers running — faster on glue-down commercial carpet, slower on padded broadloom or humid summer nights. Encapsulation is dry in under an hour. Most Hamilton clients book us for the evening: we start after the last person leaves and the carpet is dry before the first person arrives. In buildings occupied around the clock, we section the floor so there is always a dry route through.
Yes — most offices we clean run glue-down carpet tile, and it's the easier case. Tiles stay down; the discipline is moisture control, because overwetting glue-down carpet softens the adhesive and curls tile edges. So tile gets low-moisture passes, and we save the heavier extraction flush for broadloom, which tolerates more water. Tile has one advantage broadloom doesn't: if a stain won't come out, your spare stock can swap that tile — cheaper than patching.
Usually — if we get to them before someone else does. Coffee and tea are tannin stains and come out with an acid-side spotter. Ink takes a solvent spotter, blotted, never rubbed. The white rings Hamilton winters leave at every entrance are alkaline salt residue and rinse out with an acidic pre-treatment. The hard cases are heat-set stains — spots someone already scrubbed with a rental machine. We flag those as permanent at the walkthrough, not after we've charged you.

Cubicle partition fabric is always cleaned low-moisture — soak a panel and the glue and paper backing behind the fabric wick through as brown watermarks. Every fabric gets a colourfastness test in a hidden spot before we touch the visible face. Leather and vinyl seating are wiped and conditioned separately; they never go under the extraction tool.
On entries, lunchrooms, and boardroom seating — yes. Hot water extraction strips whatever factory protector is left, so reapplying a fluorochemical protector after cleaning is what keeps the next coffee spill sitting on the surface long enough to blot, instead of wicking into the fibre. On low-traffic carpet that gets cleaned once a year anyway, we'll tell you to skip it. Either way it's a separate line on the quote, never bundled in silently.
