The exterior work that keeps a commercial property presentable: parking-lot power sweeping, pressure washing of entrances and walkways, gum removal at doorways, gutter and downspout clearing, litter patrols across the lot and landscape islands, and seasonal jobs like the spring salt wash-down and fall leaf cleanup. Snow and ice response runs as its own on-call or contract service through the winter. One crew and one invoice instead of three separate vendors.
Yes — 24/7 dispatch during storms, lot plowing, walkway shoveling, and salting, with timestamped de-icing logs you can produce if a slip-and-fall claim ever lands. We use calcium magnesium acetate instead of rock salt on stamped concrete and landscaped borders, because rock salt spalls decorative surfaces. Come April, we strip the white salt haze off your entrance concrete and the glass-line below your storefront — left alone, it etches the finish permanently.
We run vacuum sweepers over the full lot — stalls, drive lanes, cart corrals, and the curb lines where sand and litter collect. Retail plazas typically book monthly sweeps from April through November, with the heaviest pass in spring to lift a winter's worth of sanding grit before it washes into your catch basins. If you're re-striping or sealcoating, sweep first: paint and sealant won't bond over grit.
Contract clients don't call us — we watch the forecast and stage crews before accumulation starts. The standard trigger is 2 cm: once it's on the ground, plows roll, and lots are cleared and salted before your first tenant opens. On-call clients reach a real person 24/7, no answering service — but during a major storm, contract properties get cleared first. That's the honest trade-off of skipping the contract.
Hot-water units at 3,000+ PSI with a rotary surface cleaner on flat concrete, dialed well down for stucco, EIFS, and painted surfaces so coatings stay put. Gum comes off with near-boiling water and a turbo nozzle — cold pressure alone just smears it grey. Oil stains at loading doors get a degreaser with 10–15 minutes of dwell before the wash. Exterior washing runs roughly April through November; below freezing, wash water ices the pavement and we stop.
Both. One-off projects — a gutter clear before winter, a gum-removal pass before a plaza inspection, post-construction exterior cleanup — are booked as flat-price jobs. Contract clients get the calendar handled: spring wash-down in April, monthly lot sweeps through the season, gutters cleared after leaf drop, and salt-residue removal at entrances all winter. Gutter timing matters, by the way — clear too early and the last leaf drop refills them, so we schedule after the trees are bare.
We walk the property. For the lot, that means measuring the sweep area and counting catch basins; for washing, the entrance count, surface types — broom-finish concrete quotes differently than pavers or stamped work — and gum density at the doors; for gutters, the linear footage and how many storeys we're working at. You get a written, line-itemed quote, one price per task, so you can start with what's urgent. A person reads your inquiry and replies within one business day.
